The Acres Estates, explained
The Acres Estates is not a larger version of The Acres. It is a separate product with its own specification, its own position in the masterplan, and its own payment schedule — and confusing the two is the most common mistake buyers make when they arrive with a brochure.
There are 186 Estates residences under construction, built by GCC Contracting as part of the AED 2.4 billion contract package Meraas awarded across the community. They are five, six and seven bedroom homes, and launch pricing opened at AED 14.5 million.
Where they sit, and why it matters
The Estates occupy the centre of the masterplan rather than its perimeter, screened by the park system on all sides.
That produces an outcome worth pausing on. In most communities the premium homes sit on the outer edge, facing out — larger plots, a boundary on one side, a road on the other. Here the largest homes are also the quietest, because they are furthest from every boundary road in the community. The premium faces in.
For a household choosing between an Estates home and a large villa elsewhere in the corridor, this is the argument that is difficult to replicate.
What every Estates home has
The specification is consistent across both collections and all six types:
- A private elevator, in every home including the smallest
- A show kitchen and a separate service kitchen — the second a genuine working room, not a token
- A driver’s room, in addition to maid’s and nanny’s accommodation
- Private pool and garden
None of that appears in the villa range with one exception, noted at the end.
Amber and Ivory are collections, not finishes
This is the point at which most explanations go wrong.
Amber and Ivory are not two design schemes applied to the same houses. They are two separate collections with their own type designations and genuinely different floor areas. A buyer asking for “a six bedroom at the Estates” has not narrowed it down — there are two, and they are different houses.
At five bedrooms
Type H-5BR (Ivory) — 6,913.12 sqft built-up, Ground+1. Built around a central courtyard, with a show kitchen and service kitchen of identical 5.00 by 4.00 metre footprints. A study of 3.00 by 4.00 metres sits on the ground floor beside the guest suite, so the house works for a home-office household without giving up a bedroom.
Type G-5BR (Amber) — 7,396.85 sqft built-up, Ground+1. Two courtyards rather than one, plus a family entrance kept separate from the formal foyer. That separation of guest arrival from family arrival is the Amber signature. The first-floor living room at 7.10 by 4.05 metres is larger than the formal living room downstairs.
Amber is 484 sqft larger at this bed count.
At six bedrooms
Type J-6BR (Ivory) — 7,747.00 sqft, Ground+1. The standout feature is a courtyard that appears on the ground floor and again on the first, the void carrying up so the upper level looks down into it. No other home in the community does this. Two living rooms of identical 6.60 by 5.00 metre size sit downstairs, one formal and one not.
Type I-6BR (Amber) — 7,937.85 sqft, Ground+1. Three separate living spaces before the dining room, and a show kitchen of 6.60 by 3.05 metres — the largest in the community. Outdoor space is zoned rather than delivered as one lawn: a front garden plus two separate rear gardens. The garage takes three cars.
Amber is 191 sqft larger — a narrow enough gap that at six bedrooms the decision is layout rather than area.
At seven bedrooms, the order reverses
Type L-7BR (Ivory) — 11,089.73 sqft, Ground+2. The largest home Meraas built here and the only one above eleven thousand square feet. Three levels served by a private elevator, on a fan-shaped plot so the rear garden opens out rather than running as a strip. The ground floor includes a pavilion-style volume set apart at the back — a separated entertaining space rather than another room off the main plan. Five bedrooms sit on the first floor around a central family corridor, each with walk-in closet and bathroom.
Type K-7BR (Amber) — 10,748.30 sqft, Ground+2. Bedroom five occupies the top level at 8.30 by 4.20 metres with its own bathroom, elevator access and an eleven-metre terrace. It functions as a separate apartment inside the house — a guest floor, a parents’ suite or a private office wing. Formal living and formal dining both run to over eight metres on the ground floor.
Here Ivory is the larger collection, by 341 sqft. That is the reverse of five and six bedrooms, and it is the detail buyers most often have wrong when they arrive.
What it costs, and when
Launch pricing opened at AED 14.5 million for a five bedroom, AED 16 million for a six bedroom and AED 22.2 million for a seven bedroom.
Those are launch figures and they are not a guide to what an Estates home trades at today. They matter for a different reason: they set the base against which a resale is negotiated, and they anchor the payment schedule.
The Estates schedule is front-loaded compared with the villas — five instalments of 10% before the halfway point, then three of 5%, then 35% on handover. Estimated construction completion is August 2028.
The one villa that behaves like an Estates home
Type F-5BR, the largest villa at 6,001.42 sqft, is the only home in the villa range with a show kitchen and a separate service kitchen — the arrangement every Estates home has and no other villa does. Its second-floor terrace runs roughly 40 sqm, by far the largest outdoor space in the villa range.
For a buyer who wants Estates specification without the Estates price, it is the type to look at first.
Before you commit
Built-up area is fixed by type. Plot size is not — it varies from home to home, and two residences of the same type can sit on quite different plots. On Type L-7BR in particular, the fan-shaped geometry means plot size and shape vary more than anywhere else in the community.
Ask for the plot on the specific unit rather than assuming the type tells you. It is four minutes of work and it is the difference between a home you are happy in and one that looked identical on paper.
