Why this corridor

The Acres sits in the Dubailand villa corridor, the stretch running from Global Village down past Arabian Ranches and out towards Al Qudra. It is not a new address — Arabian Ranches has been there for two decades, and Al Barari established that this side of town could carry genuinely green, low-density villa living. What changed is the scale of what is being built now, and the fact that Meraas chose to build here at all.

The current wave is all villas and all landscape-led: Sobha Reserve, The Wilds, Havens and Athlon by Aldar, alongside The Acres itself. Five separate developers arriving at the same idea within a few years of each other is not coincidence — it is the clearest signal available that this corridor is where Dubai’s villa demand actually went.

Three roads define the plot. Sheikh Zayed Bin Hamdan Al Nahyan Street runs along the north, Latifa Bint Hamdan Road down the east, and Emirates Road cuts past the south-eastern corner. That gives the community three separate ways out, which matters far more day to day than the marketing distance to Downtown.

Global Village and the Dubai Polo & Equestrian Club are minutes away, with Hamdan Sports Complex and Miracle Garden inside the same pocket. It is a corridor that has quietly become one of Dubai’s largest villa districts, and The Acres is the first Meraas project inside it.

What makes the plan unusual

The design intent is that no villa faces another villa across a road. Homes back onto green spine, park or water, and the pedestrian network runs through those green fingers rather than along the kerb. Whether that survives contact with a finished community is a fair question, and one worth checking on site rather than in a render — which is what the journal here is for.

Two products, plainly

The Acres is the standalone villa range: three, four and five bedrooms, from roughly 3,050 sqft to just over 6,000 sqft. Every neighbourhood carries the same set of homes, so the choice is bedrooms and layout rather than which part of the map.

The Acres Estates occupies the centre: larger homes from a five-bedroom at 6,913 sqft to a seven-bedroom at 11,090 sqft, split between the Amber and Ivory collections. Every Estates home has a private elevator, a driver’s room and two kitchens.

The trap is the bedroom count. There are two different four-bedroom villas and three different five-bedrooms, and they differ by more than area — number of floors, whether there is a ground-floor bedroom, and how the kitchen is arranged all change between them.
